Buying a Property Through Us
The First Step
One of the first steps we take all our customers through are the questions
below – why do we do this? We feel this gives us the understanding
of what you are looking for, your needs and requirements.
The questions below are some you ought to be asking yourself, as this
is one of the most important decisions of your life and it should not
be taken lightly. By doing your homework, being honest with yourself will
make life easier.
Understanding your requirements
Do you want to move to the Limousin or another area of France permanently?
Are you looking for a second home?
How much land do you need?
Do you require a property that will give you an income such as running
a gite complex or may be something like a cookery school etc.,
Are you interested in buying a ruin and turning it into your dream home?
Do you want to buy some land for a new build instead?
Do you want to live in the town or country?
Do you want to live in a village location or a rural idyllic spot?
Do you have children who need schooling here in France?
The Second Step
Once we understand your requirements, you can either select properties
from our website, which is updated daily, or we can suggest suitable properties
that match your criteria. We have a wide range of properties to choose
from.
We have a form on our website for you to complete, giving us the information
we need to assist you in your search for your French property. We do however,
urge you to complete this form as it helps us to provide you with a better

Short Listing Properties to View
Once you have decided which properties you would like to potentially view,
you can ask as many questions as you like, and we will give you as much
information we have so you can make an informed choice whether you would
like to visit the properties with us. With some properties, not only will
there be additional photos, there will also be a DVD.
Our Local Knowledge
We are based solely in France. If you enquire about a specific property,
we can answer your questions. Unlike agencies that are UK based,
we will not regurgitate the information that our French collaborator agent
has sent us. We have personal knowledge of the property, the area
and, more than likely, the village.
We can give you a realistic account of the property from which you can
make an informed decision as to whether it remains of interest to you.
The Viewing Day
As well as answering any questions on properties prior to your visit we
will spend time with you before going to view properties so that we can
listen and discuss in depth your requirements. This is a very
important part of the day as we do not want to waste your time showing
you properties that are not suitable.
Appointments
Once you have chosen which properties you wish to view you will be
asked to sign a "bon pour visite" and "mandat de recherche".
These forms confirm, among other things, who introduced you to the
property, the amount of agency fee payable and confidentiality clauses.
Completion of these forms is standard practise with all French estate
agents.
Once on the road we will be on hand to offer advice, translate and answer
any questions you might have throughout the day.
Second or Third Viewings
After visiting all the properties with us, you will need to have time
to reflect on what you have seen, and what better way but to enjoy a nice
meal and glass of wine. If there are any properties you would like to
have a second viewing, this is no problem, please let us know and we will
arrange this for you.
Second or even third viewings are a good idea; do you feel the same coming
into the house the second or third time?
You have found your Property In France
After all the viewings, you have decided which property you would like
to purchase, and this is where we come down to the important factor –
“the offer”. It is at this point we will liaise with the vendor
on your behalf to agree a price and then discuss any terms with you that
might need to be inserted into the first contract (Compromis de Vente)
such as planning permission or mortgages requirements. When the offer
is accepted the property is then taken off the market.
